Dream Alternatives Trust is a mutual fund trust focused on hard asset alternative investments including real estate, real estate lending and infrastructure, including renewable power.

Our objectives are to:

  • provide an opportunity for Unitholders to invest in hard asset alternative investments, including real estate, real estate loans, and infrastructure, including renewable power, managed by an experienced team with a successful track record in these areas;
  • build and maintain a growth-oriented portfolio;
  • provide predictable and sustainable cash distributions to Unitholders on a tax efficient basis; and
  • grow and re-position the portfolio to increase the annualized adjusted funds available for distribution (“AFAD”) return on total investment and provide the opportunity to increase distributions to Unitholders over time.

 

Dream intends to continue to reposition the portfolio consistent with what it believes provides attractive risk-adjusted returns from a diversified portfolio of hard asset investments in income properties, traditional real estate loans, development loans and equity infrastructure, including renewable power. The Trust is managed by Dream Asset Management Corp., an innovative real estate manager and developer primarily focused on the commercial and residential sectors in Canada and Germany and renewable power infrastructure in Canada.

Operating Segments

The Trust’s operating segments currently consist of the following:

  • income properties – a portfolio of co-owned office and retail commercial real estate properties in Canada;
  • lending portfolio – interest paying  mortgages and corporate loans;
  • development and investment holdings – participating mortgages receivable and indirect investments in income producing properties;
  • renewable power – operational solar power projects, solar power projects under development and  a wind power project under development; and
  • cash and short-term investments.

Michael Cooper
Michael Cooper is the Portfolio Manager of Dream Hard Asset Alternatives Trust (“Dream Alternatives”). Mr. Cooper is also the President and Chief Responsible Officer of Dream Asset Management Corporation. (“DAM”), and Dream Unlimited Corp. (“Dream”), and has an extensive track record in the real estate industry dating back to 1986. He helped found DAM (formerly Dundee Realty Corporation) in 1996. Under his leadership, the business has grown to $15 billion of commercial real estate, residential land and housing development, and renewable energy infrastructure assets under management. Among his accomplishments, Mr. Cooper is responsible for the formation of the four TSX-listed investment trusts: Dream Office REIT, Canada’s largest office REIT; Dream Global REIT, a Canadian REIT investing in commercial real estate assets exclusively outside of Canada; and, Dream Industrial REIT, a pure-play industrial REIT in Canada, and most recently the formation of Dream Alternatives. Prior to starting Dream, Michael was the founder and portfolio manager of Dynamic Real Estate Fund, the first mutual fund in Canada to invest solely in publicly traded real estate securities. He earned a Bachelor of Laws from the University of Western Ontario and a Master of Business Administration from York University. Mr. Cooper currently sits on the board of directors of Dream Unlimited Corp., Dream Alternatives, Dream Global REIT, Dream Industrial REIT, Dream Office REIT, EL Financial Ltd., and Real Property Association of Canada (“REALpac”).
Pauline Alimchandani

Ms. Pauline Alimchandani is the Chief Financial Officer of Dream and is responsible for the strategic development and ongoing financial management of the business. Ms. Alimchandani also acts as the Chief Financial Officer of Dream Alternatives. Ms. Alimchandani currently oversees all aspects of corporate finance, corporate strategy, financial planning & analysis, development finance, corporate accounting, financial reporting, debt, treasury and taxation for all of Dream's divisions. Prior to her current role, Ms. Alimchandani was the Vice President, Corporate Strategy of Dream where she worked closely with the CEO on capital allocation decisions, capital markets strategy and corporate transactions. Prior to joining Dream in 2013, Ms. Alimchandani covered the Canadian real estate sector as a Vice President in equity research at BMO Capital Markets.   Previously, Ms. Alimchandani worked in both the Audit and Assurance and Consulting & Deals practices at PricewaterhouseCoopers LLP. She obtained her BBA degree from the Schulich School of Business at York University before obtaining her CA designation in 2008 and her CFA charterholder in 2012. Ms. Alimchandani currently serves on the board of directors of the general partner of Dream Alternatives Master LP and the Michael Garron (formerly Toronto East General) Hospital Foundation.   

Jason Lester
Mr. Jason Lester is the Vice Chair, Development, of Dream, primarily responsible for residential land development and urban development. He has 19 years of experience in multi-family residential, commercial and industrial asset and property management. Prior to joining Dream in 2004, Mr. Lester held the positions of Executive Vice President, Asset Management and Vice President, Acquisitions and Asset Management at Residential Equities REIT, where he was responsible for the property management division, acquisition activities and investment strategies for a portfolio of 11,000 suites.
Joshua Kaufman
Mr. Joshua Kaufman is the Vice President, Retail and Commercial Development of Dream. Mr. Kaufman has 15 years of experience within the real estate industry specializing in land and retail shopping centre development. Prior to joining Dream, Mr. Kaufman was the Vice President of Land Development at SmartCentres, one of Canada’s largest shopping centre developers and operators. Mr. Kaufman was responsible for a development program of more than 8 million square feet of retail space in Ontario which included acquisitions, land entitlements, design development, leasing and construction. Among his most notable achievements is Toronto Premium Outlets, Canada’s first new format outlet mall developed on behalf of Calloway Real Estate Investment Trust and Simon Properties.
Adam Reeds
Mr. Adam Reeds is Vice President, Energy & Infrastructure of Dream. Recently, Mr. Reeds has been involved in helping to shape Dream’s Business Transformation program, focused on improving many of the management processes and tools used to run Dream’s commercial real estate, development and infrastructure businesses. Previously, Mr. Reeds was Director of Firelight Infrastructure Partners where he participated in the acquisition and financing of $950 million of wind and solar projects. Combining an engineering and finance background, Mr. Reeds has an in-depth understanding of energy technologies and project economics. Prior to joining Firelight in July 2010, Mr. Reeds was part of an early-stage renewable energy company, focused on developing projects throughout North America. Mr. Reeds took on a variety of roles, including project finance, business development, greenfield development and project acquisition. Mr. Reeds graduated with distinction from the Honours Business Administration program at the Richard Ivey School of Business and also holds a Bachelor of Mechanical Engineering from the University of Western Ontario.

Mr. Mikhail Arkaev is Vice President, Energy & Infrastructure of Dream, co-leading business development, execution and asset management functions for Dream’s Energy & Infrastructure portfolio. Previously, Mr. Arkaev was Director of Firelight Infrastructure Partners where he was involved in the execution and overall management of Firelight’s portfolio of $1.4 billion of renewable power assets. Prior to joining Firelight in 2013, he spent several years with independent power producers Northland Power and Greta Energy. Through his various roles, Mr. Arkaev has experience in nearly every aspect of energy and infrastructure projects, including development, financing, acquisition, divestiture and asset management with completed transactions in excess of $1.0 billion. Mr. Arkaev graduated summa cum laude from Rockhurst University obtaining both an MBA, with emphasis in Finance and Bachelor of Business Administration in Finance & Accounting.
Ayesha Shafiq
Ms. Ayesha Shafiq is Dream’s VP of Investments and she is responsible for overseeing the acquisitions and dispositions of Canadian commercial properties. Having originally joined Dream in 2008, Ms. Shafiq’s primary involvement has been in office and industrial acquisitions, dispositions and asset management. Ms. Shafiq studied Economics at Wilfrid Laurier University and obtained her Master of Business Administration in 2008 from the same institution.

Ms. Lindsay Brand is Dream’s Director of Alternative Investments, and she is responsible for overseeing the investments and portfolio management for Dream Hard Asset Alternatives Trust. Ms. Brand joined Dream in 2011 and was originally part of the acquisition and asset management team for Dream Global REIT. Prior to joining Dream, Ms. Brand worked at CIBC in both corporate development and real estate finance. Ms. Brand graduated with distinction from the Honours Business Administration program at the Richard Ivey School of Business and also obtained her Master of Science of Real Estate Development in 2014 from Columbia University in New York City.

Ms. Kim Lefever is Senior Manager, Investor Relations for the Dream Hard Asset Alternatives Trust at Dream Unlimited.  Prior to joining Dream, Ms. Lefever was Regional Sales Manager at ROI Capital where she was responsible for promoting and servicing the ROI Capital funds to investment advisors.  She has numerous financial services designations including her CFP, CIM, and FMA.
