Long before residents call a neighbourhood home, the professionals at Dream Development are there to analyze the land and establish a master plan and business model to bring a community to life. The analysis includes a review of existing site conditions, the land’s natural assets and amenities, such as ravines, reserves, established woodlands, and other key environmental features.
They then must consider transportation and utility right of ways, ensure residents have commercial and retail services, and establish a plan to create unique features that identify each community’s character and ensure lifestyle enrichment. Neighbourhood connectivity is established through the creation of walking trails, bike paths and green spaces.
A very important consideration is the neighbourhood density, which determines the numbers and types of homes to be built; the architectural styles and additional treatments that will build a strong community personae and protect the property values of home owners are then considered. This process was followed for each of the neighbourhoods in The Meadows.
The Meadows consists of 3,450 acres in southeast Edmonton. It has 370 acres of school and park land, 96 acres of commercial land, and 193.5 acres of storm water management facilities. All this is part of what makes up seven separate and unique neighbourhoods, six of which have been developed or are in the process of being developed by Dream.
