Long before residents call a neighbourhood home, the professionals at Dream Development are there to analyze the land and establish a master plan and business model to bring a community to life. The analysis includes a review of existing site conditions, the land’s natural assets and amenities, such as ravines, reserves, established woodlands, and other key environmental features.

They then must consider transportation and utility right of ways, ensure residents have commercial and retail services, and establish a plan to create unique features that identify each community’s character and ensure lifestyle enrichment. Neighbourhood connectivity is established through the creation of walking trails, bike paths and green spaces.

A very important consideration is the neighbourhood density, which determines the numbers and types of homes to be built; the architectural styles and additional treatments that will build a strong community personae and protect the property values of home owners are then considered. This process was followed for each of the neighbourhoods in The Meadows.

The Meadows consists of 3,450 acres in southeast Edmonton. It has 370 acres of school and park land, 96 acres of commercial land, and 193.5 acres of storm water management facilities. All this is part of what makes up seven separate and unique neighbourhoods, six of which have been developed or are in the process of being developed by Dream. Current Communities

Experience a magnificent sunrise through the towering aspens of Tamarack.

Tamarack, established in 2005, is a popular family neighbourhood that offers mature community character, complete lifestyle amenities and superb family homes. Tamarack’s great amenities include a K to 9 school complete with plenty of green space for sports and recreation, an extensive interactive playground, Mill Creek Ravine trails, and beautifully landscaped walking paths connecting the community. Complementing the lifestyle amenities are conveniences like a major transit station, and easy accessibility to shopping, restaurants and entertainment venues. 

This 620 acre community has over 67 acres of green space that includes parks, natural reserves, lakes, recreational areas and pathways. Future Communities

Elan is Dream’s newest community and is presently in the planning stages. It is located in Leduc County contiguous with the Town of Beaumont’s west boundary just a few minutes south of Edmonton. Dream’s development management team is working with administration and Council to bring a unique community offering lifestyle options to those wishing to call Elan home. Elan, a master planned community with architectural guidelines, will be their community of choice with amazing special features, an abundance of green space, a variety of housing options and a hint of French flair.

Elan is projected to be available in the fall of 2016.

Developed Communities

Mill Creek Meadows opened in 2000, offering a new perspective on living: a unique mix of country living and urban conveniences. A master planned community of 213 acres and home to 5,800 residents, Mill Creek Meadows has a beautiful trail system with ponds on a 12 acre park. Wooden bridges traverse pond areas, walking paths skirt along the south side of Mill Creek Ravine, multi use trails make their way throughout the community for biking, skateboarding and rollerblading; those, in addition to parks and playgrounds for all ages, are what the residents of Mill Creek Meadows can enjoy.

Mill Creek Meadows is home to a variety of housing options, for anyone from first time buyers to the larger dream home. Architectural controls were put in place to ensure character and integrity of the community for years to come. The residents of Mill Creek Meadows have easy access to all amenities, major roadways and will soon be enjoying the brand new Meadows Recreational Centre and Library.

Meadowbrook Ravines celebrated their Grand Opening 2005. This amazing neighbourhood consists of 264 acres and is home to 6800 residents. Meadowbrook Ravines, nestled off the beaten track, and along the southern border is the beautiful Mill Creek Ravine. Residents enjoy the natural elements of the ravine as well as an abundance of green space, parks, ponds, winding paths and tree lined trails. It is the perfect little enclave neighbourhood, in a quiet setting with lots of amenities nearby including recreational facilities, full retail shopping, entertainment and restaurants.

Meadowbrook Ravines in a completed community with a variety of housing to meet the needs of almost everyone. This popular mature ravine community is still a neighbourhood preference.


Strathcona Village, located north of baseline Road and west of Sherwood Drive in Sherwood Park was a master planned community dedicated to first time home buyers with amenities and services close by. Strathcona Village commenced development in 1998. This neighbourhood was popular with first time new home buyers and sold quickly.

The residents also enjoy a large park and playground as well as the close proximity to Strathcona Centre, an institutional, retail and commercial developed areas.

Willow Ridge, located at Wye Road and Highway 21 in Sherwood Park, is a 200 plus acre developed community. This upscale neighbourhood has plenty of style and character with beautiful natural surroundings, a tranquil country atmosphere and is within easy reach of all amenities. A striking brass, brick and stone entrance feature and charming clock tower identify this exclusive neighbourhood with mid to upper end homes. Residents enjoy extensive walking trails and biking paths that connect to the many recreational and park areas in Sherwood Park.

Willow Ridge was launched in 1998 and is host to over 1200 homes. Even though it has long been built out it is still a very desirable neighbourhood in Sherwood Park.
