The Provincial Graduate Retention First Home Plan is now available for qualifying graduates.

Read on to find answers to frequently asked questions about the program.

Q: What is the Graduate Retention Program – First Home Plan?
A: The First Home Plan provides an interest-free, repayable loan of up to $10,000 for the graduate to use towards a down payment on their first home. The loan amount is based on the amount of Graduate Retention Program tax credits the graduate has available.

Q: Who is eligible for the First Home Plan?
A: Anyone who lives in (or will be moving to) Saskatchewan, has Graduate Retention Program tax credits available, and are going to buy a single-family house, semi-detached house, townhouse, mobile home, or condominium unit for their primary residence in Saskatchewan.

Q: What information is needed to apply?
A: The graduate must complete a First Home Plan application form and provide a copy of their Graduate Retention Program eligibility certificate and copies of all Notices of (Re)Assessment received from CRA since the certificate was issued. This information enables the Saskatchewan Housing Corporation to determine whether the graduate qualifies for the program and how much of a loan they can receive.

Q: What is the maximum loan amount available through the First Home Plan?
A: The maximum loan amount available depends on the graduate’s program type and whether the graduate has used any of their Graduate Retention Program tax credits.

Q: Can a person who used a First Home Plan loan towards their down payment rent out a portion of the home if they continue to reside in there as well?
A: Yes, as long as the home remains their principal residence (e.g. boarder, basement suite).

Q: How long will it take for a person who applied to the First Home Plan to receive confirmation that their application has been accepted and reviewed?
A: Program delivery processes are still being developed. It is SHC’s intent that once the individual’s application has been conditionally approved and they have agreed on a home to purchase, SHC will advance funding to the lawyer by closing.

Q: Will the interest on the property be registered on the title until the loan is repaid?
A: SHC will not place interest on the title. However, the individual will be required to sign a promissory note.

  3. We know this is a significant financial decision. Our offers are conditional on financing so you can feel comfortable with your decision. Bring your accepted offer to purchase to your bank or mortgage broker and provide it to Homes by Dream to solidify and firm your purchase.

The Provincial Government Makes It Easier to Buy Your First Home

Many young people want to buy a home, but find saving for that down payment to be a burden. The Government of Saskatchewan has announced plans to make this easier with its First Home Plan.

Here at Dream, we don’t endorse any one political party over another. We do, however, always takes steps to help our customers to maximize any incentives that may exist. So we want to take the opportunity to explain this plan, and how it might help you get into a new home.

The First Home Plan is an extension of the existing Graduate Retention Program. Starting May 1, 2016, if you have unused portions of your GRP, you can direct $10,000 of those benefits toward the down payment on your first home. In the eyes of the government, a first time homebuyer is considered to be a person who hasn’t owned a home in the past five years.

You can access the program by applying through the Saskatchewan Housing Corporation. The SHC then advances qualified applicants up to $10,000, in the form of an interest-free loan. That loan is forgiven, as long as you own your home for a certain amount of time.

Questions about the First Home Plan

Can my partner and I combine our $10,000?
Yes. Couples who are purchasing their first home can combine their First New Home credits to a maximum of $20,000 ($10,000 per person).

Do I have to purchase a single family home?
Semi-detached homes, townhouses or condominiums, as well as single family homes are all considered part of the plan.

How long do I have to live in my home for my First New Home loan to be forgiven?
The term of the SHC loan is either four years or the remainder of your GRP eligibility, whichever is less. At the end of that time if the applicant has maintained the loan, it does not have to be paid back.
