TW 38, Amsterdam Spicalaan 1, Hoofddorp
TW38 is 10,800 square meter, five-storey, Value-add, office building built in 2005 located in the strong Amsterdam submarket of Sloterdijk. The acquisition strategy for the building is to implement Dream Global REIT’s well established office concepts and stabilize the asset at a higher occupancy resulting in NOI and value growth. Spicalaan 1 is a 11,200 square meter Value-add office building located in Hoofddorp, situated in close proximity to Amsterdam. The property is located adjacent to two other assets in Dream Global REIT’s Dutch portfolio. The acquisition strategy for the building is to implement Dream Global REIT’s well established office concepts and stabilize the asset at a higher occupancy resulting in NOI and value growth.
Ludwigshafen, Germany OH5, Kassel
This property is a 10,600 square meter Core+ office building in the Rhine-Neckar metropolitan area, a top German secondary market. Centrally located in Ludwigshafen and adjacent to the inner-city train station and public transportation hub, the property is also located in close proximity to another asset in Dream Global REIT’s portfolio. This charater office property, formerly a mill and overlooking the Rhine River, is multi-tenanted, and Dream Global REIT intends to refurbish the common areas and capture rental upside as leases roll over. OH5 is a 25,400 square meter multi-tenant light industrial property located in Kassel: one of the strongest light industrial and logistics hubs in Germany. The property is multi-tenanted and consists of five buildings offering modern industrial and logistics space suitable for a diverse set of tenants. The site area is approximately 102,300 square meters offering potential for intensification with up to 29,000 square meters of additional density.
